What "verified lister" means
A verified badge is a real check, not a magic shield. Being clear about exactly what it does and does not promise is what makes it worth anything.
What we check
- Who they are. A verified lister has confirmed their identity — a real person or registered business behind the listing, not an anonymous number.
- That they can be reached. A working phone number, confirmed, so a lister cannot vanish the moment money is mentioned.
- Their track record here. Reports against a lister count. A pattern of complaints removes the badge and, usually, the listings.
What the badge does NOT promise
- It is not a guarantee the room is exactly as pictured — always view before you pay.
- It does not mean we inspected the property or the title.
- It does not make it safe to send money before a viewing. Rule one on the safety page still stands, verified or not.
The deposit, on record — never with us
When you and a lister agree a deposit, this site can record who holds it, how much, and on what terms — a neutral, timestamped record both sides can point to later. We never hold the money ourselves. If a dispute reaches the Rental Housing Tribunal, that record is evidence, and the Tribunal's process is free. Our job is to keep an honest record and help you assemble it; the law does the rest.
General information, not legal advice. We advertise listings and keep records; we are not an estate agent and we never hold deposits or rent.
